What is ESG?

ESG stands for Environmental, Social, Governance – i.e., the environment, people, and management. It is an approach that says that business cannot only look at profit – it must also take into account how its activities affect the planet, communities, and its own practices.

 

In the real estate industry:

E – environment means, among other things, energy-efficient buildings, solar panels, reduced water consumption and recycling, and better air quality around the investment.

S – society means, for example, accessible housing, safe and friendly spaces, and support for local residents

and employees.

G – governance means transparency, ethics, fair contracts, and responsible financial decisions.

 

Sustainable development is a strategy that combines these three areas: buildings that generate income, protect the environment, and improve people’s lives.

 

Examples:

  • A housing estate with green roofs, photovoltaic panels, and recreational space.
  • An office with energy modernization and LEED/BREEAM certification.
  • Transparent ESG risk reporting for investors and banks.

Why has ESG become a key topic in real estate?

The real estate market has entered a new phase:

  • Climate risk affects insurance, access to financing, and valuations.
  • Banks and investors are calculating risk differently—they are asking about the resilience of assets over a 10/20/30-year horizon.
  • CSRD and EU taxonomy require disclosure of the impact of climate on financial performance.

As a result, assets in the same location are beginning to have completely different risk and liquidity profiles. In this context, ESG is the language of future cash flows, cost of capital, and value.

I support real estate companies in protecting and building asset value in the face of growing climate risk, regulatory pressure and changing expectations from investors and financial institutions.
